In May of 2008, I bought this property from Mark Edwards who had performed an extensive renovation causing some in the neighborhood to remark that they never would have believed the old house could look that good. It seemed like a house I could enjoy living in and working on. The vacation rental business arose from my being absent a large part of the time as I satisfied commitments in the States.
Among the first things I did was to replace all the box type air conditioning units with the splits that are currently cooling the house. I added a privacy detail between this house and the neighbors; and I built the portals (overhangs) at all entrances of the house; I also added hurricane shutters to all the windows.
After a full year of vacation rental operations it became apparent that I needed additional water storage and determined that I could efficiently fill a 50,000 gallon cistern which was designed by architect, Froylan Alvaro, from Belize City and built to impressive specifications by MET Construction from San Pedro. Later, I got rid of the hot-water tank and added an On-Demand hot water system.
Somewhere along the line, the house became the Iguana House and as the business of renting to vacationers became steady, it became apparent that I needed an owners/managers house. The cistern provided the perfect platform for building the modest dwelling in which I have been living, and on which I continue to work.
This little house has been built strong. The 2×6 framing is connected by hurricane angle brackets; it is fully insulated; the frame was covered with 5/8 inch plywood over which moisture resistant building paper was placed; and finally, ¾ inch T&G siding was installed after being primed and back-primed with oil-base primer and painted.
I am currently waiting for appliances which will trick out the kitchen with new and modern appliances including a gas cooking range, a dish washer, and an over the range microwave and vent.
I will continue to work on the property to improve its appeal to both vacationers and prospective buyers.
