Our Current Exclusive Properties are listed according to the area in which they are located on Ambergris Caye. The island is 26 miles long and varies in width, depending on the area. The Island Map (below) shows many of the named areas that are referenced in our listings.

The heart of San Pedro Town is located on the eastern side of the caye, approximately 5.5 miles from the southern tip. Preceding "Tres Cocos" there is a small river cut that connects the ocean to the lagoon. To cross this river, there is a newly constructed bridge that allows pedestrians, bicycles, golf carts and Taxis. Any property beyond this river is referred to as "North".

On the North side of Ambergris Caye, the road ends at "Mexico Rocks", electricity ends in the "Basil Jones area". South of San Pedro Town, the road ends just past "Club Caribbean" or about 5.5 miles south of town, electricity ends 5 miles south of town. Also note that the elevation of the land increases the further north you travel, the opposite is true to the south. Any properties located beyond the road's end are boat access only. Coastal Express has regularly scheduled service to North areas and private water taxis are also available.

For areas located beyond electricity, generator, solar power, wind generators or a combination are used to supply power. Water is supplied via a cistern, well, or reverse osmosis system (R/O). R/O Systems are generally shared by several neighbors. Telephone and Internet service can be provided through use of fixed cell or microwave technology, cable television by satellite dish. All properties located in town have road access, electricity, city water, telephone, cable service and garbage pick-up.

Existing homes both north and south generally have most of these amenities in place.
